Which Restoration System, or None at All
Coating chemistry is a twenty year decision rather than a product preference, and the single most important thing to understand before signing is that once silicone is on the roof, silicone is the only thing that can go over it later.
Acrylic Coating
Water based, lower cost, and easier to apply, best suited to roofs with genuine positive drainage. Acrylic breaks down under standing water and needs application temperatures around fifty degrees or above, which shortens the Maryland working season on both ends of the year.
Silicone Coating
Moisture cure, highly UV stable, and the best performer where ponding is a fact of life. The trade offs are real. It is slippery when wet and needs walkway pads wherever there is foot traffic, it holds dirt, and every future recoat or repair has to be silicone.
Not a Restoration Candidate
Widespread wet insulation, membrane that no longer holds a repair, deteriorated substrate, or an existing coating that fails the adhesion test. Coating any of these produces a roof that looks new for a season and then fails, and replacement is the honest recommendation.
