Repair, Renew the Seams, or Replace
EPDM stays repairable longer than most membranes, which shifts where the replacement line actually sits and creates a middle option other systems do not really have.
Targeted Repair
Punctures, isolated seam failures, or a single flashing detail on a membrane that still cleans up and bonds. This is where most EPDM roofs live for a long time, and it is inexpensive work compared with what the alternatives cost.
Seam and Perimeter Renewal
An aging roof with a serviceable field but multiple failing seams or shrinkage pulled flashings. Rather than replacing the roof, seams get stripped in and the perimeter rebuilt, which can add years of service for a fraction of what a reroof costs.
Replacement
Widespread wet insulation, membrane that no longer bonds even after proper preparation, or shrinkage severe enough that the sheet no longer reaches its terminations. At that point the roof has genuinely run out.
