Flat Roofs Are Not Flat

Building code sets a minimum design slope of one quarter inch per foot for most low slope membrane systems, and that slope has to survive deck deflection and rooftop equipment loading. Water on a low slope roof moves slowly and stops at anything in its way, which is why drainage design and detail work matter more here than membrane brand ever will. What Actually Goes Wrong on Low Slope Roofs

Membrane fields rarely fail on their own. The trouble concentrates in four places, and it does so on every system.

Drainage That Stopped Working

Blocked drains, undersized scuppers, deck deflection, and equipment set in the flow path all produce standing water. Water remaining roughly 48 hours after rain meets the industry definition of ponding, and most membrane warranties exclude ponded areas from coverage.

Seams and Laps

Every system joins its sheets differently. TPO and PVC are hot air welded, EPDM uses primer with seam tape or adhesive, and modified bitumen uses torch, hot asphalt, cold adhesive, or self adhesion. A repair that ignores which one you have will not hold.

Penetrations and Curbs

Equipment curbs, pipes, conduit, drains, and roof to wall transitions interrupt the waterproofing plane. They involve movement and multiple materials meeting, and they are where the majority of commercial leaks start.

The Perimeter

Edge metal, coping, and terminations secure the membrane to the building and are frequently what holds it down in wind. Perimeter damage on a low slope roof is a structural issue rather than an appearance one.

Which Membrane Belongs on This Building

There is no universally correct low slope membrane. The building tells you which one fits, and the single biggest factor is usually what comes out of the rooftop exhaust.

Option 1
Least Invasive

Thermoplastic: TPO or PVC

Both use hot air welded seams, which is the strongest seam method in commercial roofing because it fuses the sheets into one material rather than gluing them. TPO is the volume choice on offices, retail, and warehouses. PVC costs more and belongs anywhere grease, oils, or chemicals reach the roof.

Buys You Years

EPDM Rubber

Cured synthetic rubber with the longest field track record of any single ply, excellent behavior at temperature extremes, and genuinely easy to repair. The seams are taped or adhered rather than welded, which makes them the part of an EPDM roof that needs watching.

Option 3
Full Upgrade & Reset

Modified Bitumen

Asphaltic, usually installed in two or more plies, which builds in redundancy no single ply membrane has. Granulated cap sheets hold up well under foot traffic, which keeps modified bitumen a sensible answer for smaller roofs crowded with equipment.

Core cuts confirm deck type, layer count, insulation type and thickness, cover board, and attachment method, because none of that is reliably visible from the roof surface.

Assess Moisture and Drainage

Wet insulation is located and mapped, drainage paths are traced from high point to outlet, and low areas are noted, since these determine what any repair or reroof can realistically accomplish.

Match the Work to the System

Repairs and new work use the materials, preparation, and details belonging to the system actually installed, whether that means hot air welding, primer and tape, or asphaltic methods.

Verify and Document

Seams and details are checked rather than eyeballed, and the completed work is photographed and dated for the property file.

There is no single answer. Grease or chemical exposure points to PVC. Wide temperature swings and long term repairability favor EPDM. Large open reflective roofs suit TPO. Heavy foot traffic and a desire for multi ply redundancy favor modified bitumen. The building decides.

How do I know what membrane I have?

Sometimes by inspection, often not. TPO and PVC look nearly identical from above and are not interchangeable for repairs. A core cut settles it and also reveals the deck, insulation, layer count, and attachment method, all of which affect any pricing that follows.

How long should a commercial flat roof last?

Service life depends far more on drainage, installation quality, and maintenance than on membrane type. A well drained, documented, maintained roof of any system routinely outlasts a neglected roof of a better system. Ponding and deferred maintenance shorten every one of them.

Can a low slope roof be repaired rather than replaced?

Usually, when damage is isolated and the insulation below is dry. Moisture testing is what settles it. Widespread saturation moves the answer toward replacement regardless of how the membrane surface looks from above.
