Which System for a Small Low Slope Roof
The choice plays out differently at residential scale than commercial, because the field area is tiny and the details are effectively the whole job.
Modified Bitumen
Asphaltic, installed in plies, and a good fit for small roofs crowded with details, since it builds up around corners and penetrations in ways sheet goods do not. Self adhered and cold applied versions avoid open flame, which matters on an occupied house.
TPO or Single Ply Membrane
Hot air welded seams and a clean white surface that reflects heat, which is a real benefit on a porch roof sitting below second floor windows. Better suited to sections with a simple shape and a manageable number of penetrations.
Rebuild the Transition Instead
Sometimes the membrane is fine and the leak has always been the wall flashing above it. Correcting the transition, the counter flashing, and where the main roof discharges can solve a recurring leak without touching the field at all.
